Overview:

Bchamoun Industrial Park was built with a new design concept known as the “Modular Expansion System”  or MES which allows occupants to expand horizontally without the need to relocate.  Each module consists of an area ranging between 25 to 50 sqm.  As business expands, tenants can spread out by occupying adjacent space or modules.

Technical Specifications

Zoning:  BIP has F1 zoning,  suitable for heavy industrial use.  Tenants are automatically qualified for industrial permits from government authorities for immediate occupancy and activity as long as applicable rules are observed and implemented.

Building Structure: In order to withstand the requirements of industrial applications, BIP was built using the latest construction materials and techniques: pre-stressed pre-cast slabs and beams provide structural strength and integrity.  Walls and columns have a fair face concrete finish.  All retaining walls are waterproofed with continueous hard shell membrane applied externally to the walls.  Special attention was given to rain water drainage at sub-structure basement levels where a special drainage system was installed.  All buildings floors are designed with a stress load safety factor of 1,000 kg per square meter.  BIP was the pioneer in integrating seismic foundation and structure.

Sewage System:  Heavy duty, 16 inch concrete steel reinforced sewage pipes were installed with manholes at 18 to 25 meter intervals.  Our internal sewage system is connected to the municipality sewer system.  Special sewage treatment systems are available upon request and based on tenant’s requirements

Rain water drainage system:  all exposed surface areas are evacuated using surface drains and 4 inch pipes that collect water and deliver it to special drainage systems.

Service water supply: BIP has a main artesian well at a depth of 250 meters in addition to the municipality water supply.  6 inch galvanized steel pipes supply water to the internal network from the 450 cubic meters of fresh water storage tanks.  Tenants can specify the size of feed pipes from 0.5 to 4.0 inches for their location.

Electricity: In order to accommodate for the vast electrical needs of factories and workshops, BIP has made available two 15 Kva electric power mains with two power reduction and distribution centers.  Tenants have an ample power supply for their daily needs.  Furthermore, electric power generators are also available to support  the electricity provided by the local power authority.  Main power lines are supplied to tenants based on their requirements.

Parking facilities:  450 parking spots are available for tenants, customers, and visitors to BIP.  Each tenant has his own allocated parking area.

On site accessibility:  Internal circulation roads of 18 meters width, and roads with a minimum of 6 meters width provide access to all locations within the buildings and to all three levels  Tractor-trailers with a gross vehicular weight of 60 tons have access to all locations with no constraints.
